Acceptance of Booking The booking is only binding once you have received our written confirmation, and we have received your payment.

How to make a Booking For us to accept your booking your party leader must read these conditions. The person who signs the booking form does so on behalf of all the members of the party and binds them jointly to these terms and conditions. When you ask us to confirm your booking, we will allocate you your chosen property and confirm your reservation.

Payment When making a reservation we require your completed booking form as acceptance of our terms and conditions, and pre-payment of 25% of the total cost of the reservation.

The balance of your reservation must be paid not later than eight weeks before your arrival date. If payment is not received by the due date, we may consider your booking cancelled, and we may apply cancellation charges.

Last minute Bookings When last minute bookings are made within 8 weeks of arrival, the full amount of your reservation is due on the day of booking.

If you cancel your Booking We can only accept a cancellation from the person who signed the booking form, and this must be in writing. Cancelling before the eight-week period will only incur a 15% charge of the total booking cost, and the remainder of your monies, if any, will be refunded. All “snowbird” bookings will be suject to a 200€ non refundable deposit. Please note that any cancellations made after the eight-week period will be liable to the following fees:

Outside 56 days 15% charge
Between 56 – 42 days 30% charge
Between 41 – 28 days 40% charge
Between 27 – 21 days 50% charge
Between 20 – 14 days 75% charge
Between 13 – 0 days 100% charge
Amendments by you We will always do our best to help you with any necessary change of plans. However, any alteration after your booking has been confirmed will incur administration charges of 25.00€.

Amendments by Blue Sea Villas In the unlikely event of Blue Sea Villas must alter your reservation due to circumstances beyond our control, we reserve the right to do so. We recognise that our reputation is dependent on our providing smooth running and problem free arrangements on all aspects of your holiday and every effort will be made to keep any resultant disruption to an absolute minimum. If the property you have rented is withdrawn from our programme for whatever reason, we will offer you an alternative property with a refund of any difference in rental if applicable. If we are unable to offer you an alternative property, we will refund the cost of the property rental. We will not be responsible for costs of flights, car hire or any additional services that may have been booked in conjunction with the reservation.

Welcome packs For those with a late arrival time or if you would appreciate some grocery essentials waiting for you when you arrive, then we have 3 levels of welcome packs available to purchase. Please note these should be requested on your reservation form.

Standard – 35€ Sachets of tea, coffee, sugar, jam & butter. 2ltr water, 1ltr fresh milk, carton of orange juice, fresh loaf of bread, packet of biscuits, bottle of red wine.

Premium – 45€ As standard pack plus – bottle of white wine, bottle of cava, 1 additional 2ltr water, 1pizza

Luxury – 65€ As premium pack plus – 12 pack of beer, 1 additional 2ltr water (6ltrs), 1 additional fresh milk (2ltrs), eggs, cheese, serrano ham, pate, box of cereal, crisps, tub of butter, 1 additional pizza (2).

Security Deposit Owing to the quality of our properties, and in accordance with our contracts with property owners, a refundable security/damage bond of between 150€ – 400€ (depending on the property) is payable at the time your holiday balance is due. This is held to cover any breakages or damage, including accidental damage, to the property or its contents. Should the deposit be inadequate to cover such charges, it is a condition of booking that you pay any balance due immediately following our notification. Deposits will be returned within 10 working days after your departure date with any deductions notified to you prior to the reimbursement.

TV Please note Blue Sea Villas cannot be held responsible for the availability of specific channels and in specific languages.

Occupancy Accommodation is available from 3pm on the day of arrival and must be vacated by 10am on the day of departure. The clean team needs this time to prepare the accommodation for incoming guests. However, if circumstances permit these times may be varied, but this must be pre-arranged.

The number of occupants must not exceed the maximum occupancy as stated on the Blue Sea Villas web site, unless with prior written authorisation. If this is not adhered to, Blue Sea Villas have the right to terminate the booking. Please ensure that on vacating the property the accommodation is left clean and tidy and all personal belongings, food, groceries, refuse/rubbish are removed.

Please note that we do not allow group bookings where the average age is under 28 unless prior written authorisation is granted and the appropriate additional security deposit, to be determined by Blue Sea Villas, paid.

Arrivals Please note that all arrivals to the designated meeting point after 8.00pm are subject to a 25€ charge and a 50€ charge for arrivals after 10.00pm but before midnight.

Any arrivals after midnight, with prior arrangement, can collect keys from a designated key safe at our office and be provided with instructions for entry to the property, providing as long as the full balance of the holiday and security bond has been paid in advance. Arrivals after midnight that require a meet and greet will be subject to a 75€ charge.

Cleaning and linen For stays of 10 days or more a change of bedding and towels per person will be delivered to the property for the tenants to change themselves halfway through their stay, leaving all dirty linen and towels for collection.

A mid stay clean with a linen change can be arranged, please contact us for details and pricing. This is to be confirmed at the time of booking.

Service & Price Guarantees As part of our commitment to quality customer service, we guarantee that there will be no surcharge to any of our accommodations. You will always pay the amount confirmed to you in writing, even if charges are increased after making your booking and before your arrival. This includes all taxes, which may be levied by the local authorities. However, we do reserve the right to vary our prices at any time without notice, it is therefore advisable to book well in advance in order to secure the best possible deal

Property Maintenance/Interruptions Swimming pools and gardens are maintained regularly. From time to time routine maintenance and repairs must be carried out Blue Sea Villas cannot accept responsibility should such an activity commence without notice. Should public supplies fail, such as water or electricity, intermittently or otherwise, or plumbing systems and mechanical equipment fail, we can accept no liability but will do our utmost to rectify any problems as quickly as possible. It is a regrettable fact of life that systems do fail, should there be a problem with pool maintenance we cannot be held responsible but will do all that is possible to have the situation remedied as quickly as possible.

Resort Development It is inevitable that most resorts will expand and building work is occasionally unavoidable. Local authorities may grant permission to build/alter properties and roads without notice. Unfortunately, such developments are beyond our control. However, if we are made aware of the situation and we consider it will significantly affect your holiday, we will advise you where possible.

Company Liability Blue Sea Villas cannot be held responsible for any death, injury, accidents, fire, break ins or any other damage by whatever cause.

Blue Sea Villas cannot be held responsible for any cuts to services such as water and electricity.

Blue Sea Villas cannot be held responsible for road conditions leading to the rental property.

Parents are responsible for the safety of their children whilst staying at all properties managed by Blue Sea Villas. Blue Sea Villas cannot accept any liability due to parental negligence.

Our maximum liability in any claim will be limited to the cost of your holiday.

Complaints All complaints must be reported to Blue Sea Villas immediately & will be rectified where possible. If the complaint cannot be resolved during your stay it must be put in writing within 14 days of your return from your holiday. We will then do our utmost to resolve the matter.

Insurance Blue Sea Villas advise that all clients should obtain adequate travel insurance cover for the duration of their stay.

Keys On the day of your arrival you will be met by one of Blue Sea Villas team (subject to “arrivals” above), where you will be shown to your accommodation and the keys left in your possession. Guests are responsible for all keys to the property. If keys are lost there will be a replacement charge of 50€. Any call outs due to customer negligence (i.e. loss of keys or locking keys in the house will be subject to an automatic call out fee of 30€).

Laws & Jurisdiction By booking a holiday with Blue Sea Villas you agree to these terms and conditions of the contract and all matters arising from them and are subject to Spanish law and to the jurisdiction of the Almeria courts.
