Please ensure you read and fully understand these booking terms and conditions. If anything is unclear, please contact us so we can explain in further detail to avoid any misunderstandings.

Bookings are subject to the following terms and conditions.

  • A contract between us will come into existence when payment is received and a booking confirmation is issued showing the confirmed holiday dates. The contract binds you & all the members of your party. It is your responsibility to ensure that all members of your party accept the terms of the contract set out in these terms & conditions of booking. Failure to disclose all relevant information or comply with these terms may lead to termination of the contract & loss of the booking.
  • A 25% deposit of the holiday cost is payable at the time of booking. Bookings made less than EIGHT weeks before your arrival date must be paid in full, plus the refundable damage deposit.
  • The balance must be paid no later than eight weeks before the commencement of your holiday. If the balance is not received by the due date, then your holiday will be treated as a cancellation and the client will remain liable to pay the balance of the rental.
  • Snowbird” reservations have a 200€ non refundable deposit and balance of bond must be made up 8 weeks before arrival.
  • All cancellations must be notified in writing. If you cancel your holiday more than 8 weeks before it is due to start, then your deposit will be refunded, minus a 15% charge.  If you cancel less than 8 weeks before the holiday, then following charges are applicable
    • Outside 56 days 15% Charge
    • Between 56 – 42 days 30% charge
    • Between 41 – 28 days 40% charge
    • Between 27 – 21 days 50% charge
    • Between 20 – 14 days 75% charge
    • Between 13 – 0 days 100% charge
  • Blue Sea Villas advise that all clients should obtain comprehensive travel insurance to cover cancellations. If you choose not to, then you accept responsibility for any loss that you may incur due to cancellation.
  • We will always do our best to help you with any necessary change of plans. However, any amendment to the reservation after your booking has been confirmed may incur an administration charge of 25.00€.
  •  Your booking will not be cancelled by us, except in exceptional circumstances beyond our control. We recognise that our reputation is dependent on
    our providing smooth running and problem free arrangements on all aspects of your holiday and every effort will be made to keep any resultant disruption to an absolute minimum. If the property you have rented is withdrawn from our programme for whatever reason, we will offer you an alternative property with a refund of any difference in rental if applicable. If we are unable to offer you an alternative property, we will refund the cost of the property rental.  Our liability for cancellation will be limited to payments made to us. We will not be responsible for costs of flights, car hire or any additional services that may have been booked in conjunction with the reservation.
  • As part of our commitment to quality customer service, we guarantee that there will be no surcharge to any of our accommodations. You will always pay the amount confirmed at the time of booking, even if charges are increased after making your booking and before your arrival. This includes all taxes, which may be levied by the local authorities. However, we do reserve the right to vary our prices at any time without notice, it is therefore advisable to book well in  advance in order to secure the best possible deal.
  • Damage deposit – In making a booking you accept responsibility for any theft, breakage or damage caused by you, pets or any member of your party and agree to indemnify us in full for any loss that we may incur as a result. A security deposit of €100 is required upon arrival and will be returned at the end of your holiday, less the cost of damage/breakages.
  • The maximum number of persons using the accommodation at any time must not exceed that listed and only those listed on the booking form can occupy the property. We reserve the right to terminate the booking without notice and without refund in case of a breach of this condition.
  • We do not allow group bookings where the average age is under 28 unless prior written authorisation is granted and the appropriate additional security deposit, to be
    determined by Blue Sea Villas, paid.
  • Bookings cannot be accepted from persons under eighteen years of age.
  • We reserve the right to refuse a booking without giving any reason.
  • We, or our representatives, reserve the right to enter the property at any time to undertake essential maintenance or for inspection purposes.
  • Tenancies normally commence at 3pm unless otherwise agreed and guests are required to vacate the rental by 10am on the day of departure. This allows the accommodation to be thoroughly cleaned and prepared for incoming guests.
  • Please note that all arrivals to the designated meeting point after 8.00pm are subject to a 25€ charge and a 50€ charge for arrivals after 10.00pm but before midnight.
    Any arrivals after midnight, with prior arrangement, can collect keys from a designated key safe at our office and be provided with instructions for entry to the property, providing the full balance of the holiday and security bond have been paid in advance. Arrivals after midnight that require a meet and greet will be subject to a 75€ charge.
  • For stays of 10 days or more a change of bedding and towels per person will be delivered to the property for the tenants to change themselves halfway through their stay, leaving all dirty linen and towels for collection.
    A mid stay clean with a linen change can be arranged, please contact us for details and pricing. This is to be confirmed at the time of booking.
  • Swimming pools and gardens are maintained regularly. From time to time routine maintenance and repairs must be carried out Blue Sea Villas cannot accept responsibility should such an activity commence without notice. Should public supplies fail, such as water or electricity, intermittently or otherwise, or plumbing systems and mechanical equipment fail, we can accept no liability but will do our utmost to rectify any problems as quickly as possible. It is a regrettable fact of life that systems do fail. Should there be a problem with pool maintenance we cannot be held responsible but will do all that is possible to have the situation remedied as quickly as possible.
  • Resort Development
    It is inevitable that most resorts will expand and building work is occasionally unavoidable. Local authorities may grant permission to build/alter properties and roads without notice. Unfortunately, such developments are beyond our control. However, if we are made aware of the situation and we consider it will significantly affect your holiday, we will advise you where possible.
  • Pets, vaping or smoking anywhere inside the premises will result in immediate termination of occupancy and forfeiture of all payments. This must be strictly adhered to and any damage or extra cleaning caused by pets or smoking will be at the expense of you.
  • Damages and breakages – please treat the facilities & accommodation with due care so that other guests may continue to enjoy them. If you notice something is missing or damaged in your accommodation, please let us know immediately so that we can take the appropriate action. If there has been any damage or breakages during your stay, we would be grateful if you could report them promptly, especially before check-out. The accommodation will be inspected at the end of the holiday & you may be charged for any loss or damage.
  • Please note Blue Sea Villas cannot be held responsible for the availability of specific television channels and in specific languages.
  • Please do not move any furniture from one room to another.
  • Please lock the doors and close the windows when you leave the property unoccupied.
  • Please make sure you switch off lights, heating, air conditioning or any electrical appliances when you go out.
  • Please don’t take any bath towels with you to the beach. We can supply beach towels – please book in advance.
  • We reserve the right to make a charge to cover additional cleaning costs if the client leaves the property in an unacceptable condition.
  • Keys – On the day of your arrival you will be met by one of Blue Sea Villas team (subject to “arrivals” above), where you will be shown to your accommodation and the keys left in your possession. Guests are responsible for all keys to the property. If keys are lost there will be a replacement charge of 50€. Any call outs due to customer negligence (i.e. loss of keys or locking keys in the house will be subject to an automatic call out fee of 30€).
  • The client may in no circumstance re-let or sublet the property, even free of charge.
  • The owner shall not be liable for any temporary defect or malfunction of any equipment, machinery or appliance in the building, grounds or hot tub/pool.
  • No compensation will be given for any temporary outage of electricity, gas, water, internet connection or television service.
  • The owners are not responsible for the loss of any personal belongings or valuables of the guest.
  • All inventory must remain in the property.
  • Blue Sea Villas cannot be held responsible for any death, injury, accidents, fire, break ins or any other damage by whatever cause.
  • Blue Sea Villas cannot be held responsible for any cuts to services such as water and electricity. Blue Sea Villas cannot be held responsible for road conditions leading to the rental property.
  • Parents are responsible for the safety and security of their children whilst staying at all properties managed by Blue Sea Villas. Blue Sea Villas cannot accept any liability due to parental negligence.
  • Please respect the community and try to keep noise levels to a minimum, especially between 11 pm and 8 am.
  • We reserve the right to terminate a holiday without compensation where the unreasonable behaviour of the persons named on the booking (or their guests) may impair the enjoyment, comfort or health of others.
    • Candles are not allowed inside the property.
  • Please ensure that on vacating the property the accommodation is left clean and tidy and all personal belongings, food, groceries, refuse/rubbish are removed.
  • Any problem or complaint which the client may have concerning their holiday must be immediately reported directly to us/our representatives and we will endeavour to put matters right. Any complaints not reported to us/the property manager at the time and only reported after the client has returned from holiday will not be considered. If the complaint cannot be resolved during your stay it must be put in writing within 14 days of your return from your holiday. We will then do our utmost to resolve the matter.
  • We reserve the right to make reasonable amendments or additions to these terms and conditions without notice.
  • We expect all guests to enjoy the facilities and treat the property with the same respect that they would with their own house.

Laws & Jurisdiction
By booking a holiday with Blue Sea Villas you agree to these terms and conditions of the contract and all matters arising from them and are subject to Spanish law and to the jurisdiction of the Almeria courts.
Our maximum liability in any claim will be limited to the cost of your holiday.
